Our Process

Initial Requirements:

We will work with you to design a rough draft of your new plan and provide an estimated cost to build your design.

Once you wish to proceed, we request a Preliminary Deposit of $5,500 (incl GST). These monies will assist in covering the following:

  • Draft Floor Plan and Elevations
  • Site Contour
  • Personalised specifications
  • Soil Test (if by builder)
  • Permeability Test (if required for onsite sewerage)

  • Engineering plans for Steel Framing

  • Engineering plans for Footings/slab

  • Energy Efficiency Assessment and Report

With these results and documents, we are then able to calculate the final cost of your home incorporating findings that may have been identified by receiving the above documents.

Having obtained these documents up front limits the possibility of unnecessary variations during the building period and peace of mind.

Your home price, once calculated, is valid for 30 days allowing time for you to fully check over the draft plans and inclusions.

A few key points to remember when searching for a lender include:

  • Shop around and get three quotes
  • Consider total / long term package
  • Check flexibility and penalties
  • Work out which product suits your needs

Points to remember regarding home finance:

  • Don't over commit
  • Allow for changing circumstances
  • First home owner grant

Agreement Stage:

We are now entering into agreement stage. You will have completed a colour selection or are in the process of finalising, and all necessary agreement documents are drawn up for you to endorse. These documents will include:

  • Construction Floor Plans and Elevations
  • Soil Test
  • Engineer Design Footings
  • Energy Assessment (7 star)
  • Specifications and Inclusions
  • Queensland Master Builder Association (QMBA) Building Contract
  • Colour Selection

A 5% deposit (less the prelim deposit of $5500) is required at the signing of these documents. If the agreement is subject to finance, documents will be forwarded to the financier for their attention.

Following receipt of endorsed documents and deposit, we will obtain a full set of working drawings, council approvals, pay QBCC Insurance Premium and take care of Work Place Health and Safety Requirements.

If a loan is involved, the financier may require council approved plans prior to finalising your loan. However it is important to understand that either yourselves or the financier must first make the 5% deposit available to the builder so that these documents can be produced, or make alternative arrangements to suit both parties.
