Our Process

Initial Requirements:

Firstly a Soil Test and Permeability Test (if required for On-site Sewerage) needs to be organised in conjunction with a Contour Survey. This can be arranged by ourselves (no obligation to build with TJS Building Group) or yourselves using a certified professional company. Assistance with the Design of your home is then of paramount importance. This should reflect your thoughts on your home requirements and be documented accurately. We are then able to engage an Engineer to design footings and concrete slabs specific to your plan, soil test and your building site.

Once you wish to proceed, we request a Preliminary Deposit of $4,400 (incl GST). These monies will assist in covering the following:

  • Draft Floor Plan and Elevations
  • Site Contour
  • Personalised specifications
  • Soil Test (if by builder)

With these results and documents, we are then able to calculate the cost of your home incorporating costs associated with cut and fill, soil test etc.

Having obtained these costs up front limits the possibility of unnecessary variations during the building period and peace of mind.

Your home price, once calculated, is valid for 30 days allowing time for you to fully check over the draft plans and inclusions.

A few key points to remember when searching for a lender include:

  • Shop around and get three quotes
  • Consider total / long term package
  • Check flexibility and penalties
  • Work out which product suits your needs

Agreement Stage:

We are now entering into agreement stage. All the necessary agreement documents are drawn up for you to endorse. These Documents include:

  • Construction Floor Plans and Elevations
  • Soil Test
  • Engineer Design Footings
  • Energy Assessment (6 star)
  • Specifications and Inclusions
  • Queensland Master Builder Association (QMBA) Building Contract

A 5% deposit less the $4,400 is required at the signing of these documents. If the agreement is subject to finance, documents will be forwarded to the financier for their attention.

Following receipt of endorsed documents and deposit, we will obtain a full set of working drawings, council approvals, pay QBCC Insurance Premium and take care of Work Place Health and Safety Requirements.

 

Agreement Stage

If a loan is involved, the financier may require council approved plans prior to finalising your loan. However it is important to understand that either yourselves or the financier must first make the 5% deposit available to the builder so that these documents can be produced, or make alternative arrangements to suit both parties.
